My Honest Guide for First-Time Home Buyers in Richmond, VA in 2026

Some of the most meaningful transactions of my career have been with first-time buyers. There's nothing like handing someone their first set of keys. But I also know the process can feel overwhelming — especially if nobody in your family has bought a home before and you don't know where to start.

So here's what I tell every first-time buyer who calls me: the process is learnable, and you don't have to figure it out alone. That's what I'm here for.

Step 1 — Get Pre-Approved Before You Look at a Single House

I tell every buyer this and I mean it: in Richmond's market, you cannot make an offer without a pre-approval letter. Sellers won't take you seriously, and in a multiple-offer situation — which still happens regularly here — you'll lose every time to buyers who are already pre-approved.

Getting pre-approved takes about 24–48 hours with the right lender. I work with trusted bilingual mortgage partners who can walk you through the process in English or Spanish. Before you apply, have these ready: two years of tax returns, recent pay stubs, two months of bank statements, and your ID.

Step 2 — Understand Your Real Monthly Payment
